At Estudi Linia we can offer you a wide range of services in the field of technical architecture ranging from simple technical advice to the complete management of your construction work.
Thanks to the extensive experience gained in multiple works, and the necessary knowledge, we can help you make any work you want to do, from the simplest renovation to the most complex work. We are experts in the execution of single-family homes (villas), multi-family homes (apartment blocks) and renovation works. That’s why we can offer you a comprehensive site management service from the start of the project to the delivery of keys, with agreed deadlines and a budget.

The functions that we develop as directors of the material execution of the work are:
- We direct the material execution of the work, checking the redesigns, the materials, the correct execution of the construction elements and the facilities, in accordance with the execution project.
- We sign the re-planning or commencement report and the final work certificate.
- We verify the reception of construction products on site, ordering tests and trials. (Quality Control)
- We draw up and sign the partial certifications and the final settlement of the executed works. (Economic control)
- We provide the necessary instructions for the builder in the order book and assistance.
Through topography we can carry out different types of work:
- Boundary and measurement plans: these plans reflect the boundaries that define a site by its perimeter walls, fences or landmarks. The area of the plot is also shown.
These plans are valid for segregations, inheritance parcels, correct cadastral information or sales contracts. - Planimetric plans: these plans incorporate, in addition to boundaries and surface, the characteristic elements of the land such as works (paths, buildings, swimming pools,…) or demarcations of forests, crops, coasts, torrents,…).
- Topographic plans: they have more representation than the previous ones. In addition to the planimetric data described, they also incorporate the altimetry of elevations and contour lines and trees, registers and services, urban furniture, service lines (telephone and electrical), edges, ramps, slopes, … These plans are used for architecture projects such as housing projects, buildings, …
- Staking of works: with this work we represent on the work with stakes, paint or nails different phases such as the excavation (with platforms and levels), or the foundation (with pillar axes or wall faces). After setting out, a control plan is drawn up.
- Boundary stakeout: With this work we represent on the ground with stakes, paint or nails the previously agreed limits of a plot plan or urbanization project. After setting out, a control plan is drawn up.
The economic management of construction works is offered, in part, within the work of the execution management of the work (point 4). In addition, we can help you carry out the preliminary work of hiring a construction company, making budget comparisons to choose the best. To verify the reception of the materials used on site, we will verify that they meet the requirements of the project by:
- Control of documentation of supplies.
- Control through the quality labels of the materials themselves.
- Control by tests. For this, we will draw up a Quality Control Program to determine the materials that will be analyzed in the laboratory. The results of these analyzes will be contrasted with those required in the project.
This work is part of the direction of execution of the work (point 3).

We can write the safety study of your work adapting it to the characteristics of the project. The health and safety study will form part of the construction project.
Safety studies can be basic or complete depending on the entity of the work. A complete safety study contains a descriptive report, a specification, plans and safety details, measurements and a budget of the expected costs in safety and health.
We carry out the work of coordinating health and safety at the construction site in a very thorough manner, due to the high risk involved for all the agents involved in the construction process.
As security coordinators of your work we take care of:
- Approve the security plan of the contractor companies.
- We make sure that the subcontracting companies, if they exist, are able to comply with the Security Plan.
- We verify that the contractor companies have the corresponding preventive resource on site. (Individual with knowledge of construction site safety and who applies the safety plan).
- Verify that the necessary measures have been adopted to prevent access to the work by unauthorized persons.
- We verify that before the start of each construction phase, the companies involved have the necessary means to apply safety on the construction site.
- We notify the Labor Inspectorate of breaches of safety that pose a serious and imminent risk to workers or third parties.
- We organize the coordination of the activities of different companies on site, through meetings with the contractors involved.
If you need a certificate of occupancy to rent, sell, request electrical supplies, water or sanitation supplies, or simply renew your expired certificate, we can process it for you.
First of all, we check that your home meets the requirements set forth in Decree 145/1997 and Decree 20/2007, and we issue a Certificate of Habitability. This certificate, along with other documents, helps us to obtain your Certificate of Habitability valid for ten years.
With the certificate of occupancy we certify that your home, premises, or building intended to house people, meets the minimum conditions in terms of measures, hygiene and adequate facilities.
Do you need an expert report? We can work as party experts or as judicial experts.
Our extensive experience in the construction sector, as well as knowledge of the regulations, the obligations of each intervening party and the insurance sector, allow us to write completely truthful expert reports. These reports are the key to success for any trial in court.

Do you need an assessment report for your building? Check out the chart below and you can see if your building is required to undergo an IEE. We can prepare the technical inspection report of your building in a short time. Avoid penalties and feel free to check the status of your building.
Deadlines to present IEE at Palma City Council:
- Buildings built in 1972 + built between 1931 and 1940 / until 12/31/2022
- Buildings built in 1973 + built between 1941 and 1950 / until 12/31/2023
- Buildings built in 1974 + built between 1951 and 1960 / until 12/31/2024
- Buildings built in 1975 + built between 1961 and 1965 / until 12/31/2025
- Buildings built in 1976 + built in 1966 / until 12/31/2026
All properties that, from 1th of June, 2013, are put up for sale or rent, or are advertised for such purposes, require an Energy Efficiency Certificate.
The energy efficiency certificate is a document drawn up by a competent technician, which contains information on the energy characteristics of your property (home or premises).
The energy efficiency of your property will be expressed through the energy label, with one of the seven letters from A (very efficient home) to G (less efficient home), and also includes recommendations for improving efficiency. The certificate is valid for 10 years.
The Balearic Ministry of Industry has enabled a register in which all energy efficiency certificates must be registered.
